Engaging the services of an independent property inspector to conduct an inspection at each crucial stage of your new home construction is invaluable throughout the new build process.
Major defects and issues can be identified at each critical juncture of the building process. This is why an inspection at each stage – base, frame, lockup/pre-plaster, fixing and final (PCI), also called a handover inspection – is vitally important.
We also recommend a maintenance inspection and report within the agreed timeframe set out in the contract with your builder.
It’s crucial to check your contract for the timing of your maintenance period – once the maintenance period expires, all repair costs fall to you as the owner, and are no longer the builder’s responsibility.
A contract review will help you embark on the process of engaging a builder and starting your new build with confidence.
After the completion of the build, your builder must fix any additional defects that become apparent during the maintenance period.
These may be the kinds of issues that only present themselves once you have been living in your new home for a while.
We encourage our clients to make a list of issues which need attention – doors or windows that don’t close properly, movement or creaking in floors, cracking in cornices or parts of your home that don’t appear to have been finished to the agreed standard.
Our inspection will help you identify what needs to be rectified by your builder, and what is normal ‘wear and tear’.

Location: Exterior Brickwork Issue/Defect: Pipe entering through brickwork has messy tape visible, requires detailing.
Location: Area above laundry door Issue/Defect: There is visible open cracking to the beadings
Location: Interior Door Issue/Defect: Door through to hallway requires paint sealing to top and bottom edges, see arrow and mirror.
Location: Interior Door Issue/Defect: Architrave mitre has hairline cracking
Location: Cupboards Issue/Defect: The screw heads are visible and require covering with white buttons to match all the other locations.
Location: Bathroom Vanity Issue/Defect: Doors require adjustment to close flush
If the maintenance period of your new home has passed, or is not a new build, but you have noticed an issue that is causing concern, we can help with a special purpose inspection.
Areas of concern may include cracking, water leaks, roof and insulation issues, mould and moisture damage, structural problems, gaps in cornices, skirting boards and around windows.
