The cost of a dilapidation report will depend on a number of factors such as the property size, location and number of properties to be inspected.

A Property Condition Survey (otherwise known as a Dilapidation Report or Existing Conditions Survey) is a visual inspection of any cracking or movement that is visible at the time of the inspection. The survey involves an inspection of the internal and external areas of the property, recording the condition with written and photographic evidence.

Before we can enter a property, we need to obtain permission from the owner. If it is a rental property, we will contact the property manager or the owner of the property to obtain their consent for the inspection. If we do not receive the owner’s permission, the inspection cannot take place.

The client who has requested the dilapidation inspection will be emailed a copy of the report. It is recommended that a copy of the report should be served on all affected parties and signed before the commencement of construction works.

The length of time for the inspection will vary from one property to another, depending on the size and existing conditions of the home. Typically, it would take about 30 minutes for an apartment/small unit and up to an hour for a standard three bedroom home.
